Applicant Criteria
Income Requirement
-
Applicant must have at least one year on their present job or in the same type of work or be able to show dependable income from another source.

Applicant’s total monthly gross income must be 3 times the amount of the rent (excluding overtime pay).

The applicant must provide:
-
If employed, copies of at least two pay stubs
-
If self-employed, copies of last tax return
-
If other income, copies of retirement investment reports or other financial data that can prove source, amount, frequency and duration of income
-
Rental History
-
The applicant shall provide information necessary to verify rental or home ownership history for the past five years.

Rental history must be from unbiased and unrelated sources.

Tenant must have abided by all the terms of the rental agreement including:

Timely payment of rent
-
No reports of disturbing neighbors
-
No damage to the property in excess of normal wear and tear
-
No violations of pet, smoking or landscaping policy
-
Proper notice given when terminating tenancy
-
Credit Criteria
-
No evictions resulting in a judgement against the applicant in the past five years
-
No unpaid collections
-
No unpaid judgments
-
No debts 60 days past due or more
Public Record
Convictions of civil and criminal activity will be evaluated. Any individual whose occupancy could constitute a threat to the health or safety of other individuals or could result in physical damage to the premises will be denied. Unacceptable criminal history includes drug-related crime (excluding a conviction based solely on the use or possession of marijuana), a person crime, a sex offense, a crime involving financial fraud, theft, forgery, or any other crime of a nature that would adversely affect the property, the Landlord, the health, safety or peaceful enjoyment of others. Only convictions or pending charges for which an applicant is not presently participating in a diversion, conditional discharge or deferral of judgment program on the charges will be considered.
The application will be denied under any of the following circumstances:

We receive a reference from a present or previous landlord which reports that you:
-
engaged in illegal behavior
-
were hostile or made threats to the landlord or the neighbors
-
-
We are unable to verify employer or other source of income.
-
We are unable to contact and verify any references within two attempts.
-
Applicant misrepresented any information on the application for rental including incomplete information
Limitations:
-
Occupancy may not exceed two persons per bedroom
-
Smoking is not permitted in the dwelling or on the property
-
No business can be conducted at the property without prior written consent from the Landlord.

Vehicle parking is limited to 2 operational vehicles
-
No campers, rvs, trailers, boats, watercraft, off road vehicles without prior permission
-
No repairing or restoring any vehicles in the garage or on the property
-
Pet or other animals are not allowed without prior permission
-
No aquariums, pools, fire pits or trampolines
Application Process
Applicant is urged to review the screening process and criteria to determine if the requirements can be met. If any applicant needs assistance in the application process, please advise the property manager.
Non-English-speaking applicants may provide an interpreter to assist.

Each applicant over 18 shall submit a complete application that is complete, legible, verifiable and accurate.

Each applicant shall provide picture identification.
-
An applicant screening fee of $40.00 per person (18 and over) shall be paid at the time of application.
-
The application screening fee is to cover the costs of obtaining information on the applicant as the landlord processes the application for a rental agreement.
-
The application fee is nonrefundable. However, if the landlord fills the vacancy before screening your application, if you withdraw your application before it is processed or if your application is not processed for any reason, the applicant fee will be refunded within 30 days.

The demeanor and behavior of applicant during the application process will be considered.

The applicant may not be discriminated against because of the race, color, religion, sexual orientation, national origin, marital status, familial status or source of income.
-
No business may be conducted at the rental property without prior written consent from the Landlord.
-
The property manager may require the presence of all possible occupants for the application interview.
-
If accepted you must sign a rental agreement within 3 days, which details your responsibilities as a tenant and ours as a landlord.
-
If accepted, you must obtain Renter’s Insurance in the amount of $100,000.00 per occurrence listing McBride Properties, LLC as an Interested Party. The following are exceptions:
-
If the household income of the tenant is equal to or less than 50% of the area median income, adjusted for family size as measured up to a 5-person family, as determined by the Oregon Housing Stability Council based on information from the US States Department of Housing and Urban Development.

If the dwelling unit has been subsidized with public funds.
-
-
If accepted you must contact utility companies, set up accounts in your name and be responsible for payments.
-
Failure to meet the Screening Criteria will result in the denial of the application.
-
If the application is denied, the property manager will provide the applicant with a written statement of one or more reasons for the denial.
-
If the application is denied in whole or in part on information received from any tenant screening company or a consumer credit reporting agency, the applicant shall be notified, in writing, of that fact at the time of denial. The name and address of the agency will be provided to allow the applicant to obtain a copy of the reports and correct any erroneous information.

If the application is denied, the applicant has the right to appeal the determination by submitting a request in writing to Landlord and providing evidence to contradict the negative outcome. A successful appeal does not guarantee residency.

If two or more applicants apply jointly for a rental, all applicants must meet the screening criteria.
-
Incomplete, inaccurate, illegible or falsified information may be grounds for rejection or termination of the rental agreement upon discovery.

Fees may be charged during tenancy:

Rent is due on the 1st of each month

Late fee after the 4th of the month $100

NSF fee $25 plus bank charges

Smoke detector tampering fee $250

Pet policy violation fee $250
-
No smoking policy violation $250
-
Early termination of lease fee equaling 1 ½ times the monthly rent
