Application Process
Applicant is urged to review the screening process and criteria to determine if the requirements can be met. If any applicant needs assistance in the application process, please advise the property manager. Non-English speaking applicants may provide an interpreter to assist.

If the application is denied in whole or in part on information received from a consumer credit reporting agency, the applicant shall be notified, in writing, of that fact at the time of denial. The name and address of the agency will be provided to allow the applicant to obtain a copy of the reports and correct any erroneous information.

Consumer credit report obtained by Trans Union
Public record / criminal report

The applicant shall provide information necessary to verify rental or home ownership history for the past five years. Information obtained from those related by blood or marriage may require an additional security deposit.

Tenant must have abided by the terms of the rental agreement:

Timely payment of rentNo reports of disturbing neighbors

No damage to the property in excess of normal wear and tear

Proper notice given when terminating tenancy
Credit Criteria
Public Record
The application will be denied under any of the following circumstances:

We receive a reference from a present or previous landlord which reports that you:

were gambling, engaging in prostitution, drug dealing, or manufacturing drugs
-
were violent or made threats to the landlord or the neighbors
-
We are unable to verify employer or other source of income.
We are unable to contact and verify any references within two attempts.

Applicant misrepresented any information on the application for rental.
Limitations:

Occupancy may not exceed two persons per bedroom

Smoking is not permitted in or around dwelling
-
Vehicle parking is limited to 2 vehicles
-
Pet or other animals are not allowed without prior permission
